The Person Behind Your Plan

I set up home warranty plans one household at a time and explain every line before you sign.

Why I Explain Home Warranty Plans the Slow Way

Most people only read their contract after something breaks. I would rather you read it with me first.

I started this site after watching friends get surprised by service fees and coverage limits they never knew were there. A home warranty can be a real help, but only when the person holding it knows exactly what it does and does not include.

So I walk through each plan line by line. You learn which systems and appliances are on the list, what the fee for a visit will be, and where the limits sit. Then you decide.

Three habits

How I Handle Every Plan I Set Up

Plain words first

I describe each covered item in everyday language rather than in the wording of the contract, so nothing feels hidden.

The limits up front

Every plan has caps, a waiting period and items it leaves out. I point to them before you pay, not after a request.

One house at a time

Your home, its age and what you rely on most shape the plan I suggest. I never push the same plan on everyone.

Four steps to coverage

From Picking Coverage to a Covered Repair

Step 1

Select Coverage

Pick a plan for home systems, for appliances, or for both at once.

Step 2

Start Your Contract

Sign up online and I email your home warranty contract to go over.

Step 3

Request Service

When any covered item breaks down, file a service request with me.

Step 4

Covered Repair

A technician repairs or replaces the item, up to your plan limits.

Who this suits

Homeowners I Usually Work With

Any house with aging systems can benefit from a plan, but these are the households that reach out to me most.

Get Started

First time buyers

You just closed on a house and have no history with its furnace, wiring or water heater.

Older homes

Your systems have served for a long while, and a single failure could mean a large repair bill.

Busy families

A broken oven or washer upsets the whole week, and you want one place to file a request.

Steady budgets

You prefer a known yearly cost and a set service fee over a surprise repair expense.
